Despite home owners investing lots of time, energy and money tidying up shrubs, mulching gardens and fertilising and greening up the lawns to make a strong first impression for buyers – the same can’t be said for backyards.

Yet in our opinion – the back yard is more important than the front yard and could be just as important as the internal presentation of the home during the sale process.

Why is the back yard such an important component of the home?

The back yard is where it all happens in most people’s lives. Gardens are seen as places of tranquillity and escape, a place to unwind and enjoy time as a family.

It’s where kids love to play, we gather for barbecues and entertaining, jump in the swimming pool throughout summer and also general relaxation.

What do buyers look for in back yards?

There are many things buyers look for in a back yard:

  • Does the fencing need to be replaced?
  • Is there enough space for a pool? (if they are looking to include one)
  • Side access for caravans and other toys of leisure (boats, jet skis, motorbikes, etc)
  • Does the home have privacy from neighbours?
  • Are the gardens well-kept and inviting or are the gardens a small version of the local tip?

These are some of the all-important factors that buyers take into consideration when looking to buy a home.

Things to consider

Will your back yard generate a good offer or send signals to a buyer that this looks like a big mess and will cost a small fortune to clean up? If it’s the latter, a buyer might be tempted to place a low offer to cover the clean-up costs.

Buyers are always very careful with their money when buying a home. They naturally do their research into price, position, neighbourhood and the home they are looking to buy.

After they have found the home they are looking for, most buyers will walk around the home and in most cases try to lose the agent.

What better place to go than the back yard? Plenty of space to talk in private about potential offers, away from agents. If your yard is a small version of the local tip, you can be pretty sure that your offer will be low.

If your yard is neat and tidy, inviting and relaxing and the buyer can picture themselves making memories there, it’s likely your first offer will be more in line with what you are hoping for.
