Today most buyers are time poor. Over 70% of buyers search for their next home on their mobile devices.

From a seller’s point of view, the more information that can be provided to the potential buyer on mobile devices increases their chances of attracting that buyer to their home. The premium advertising option, which is mobile compatible, is 4 times more effective at attracting buyers as standard placements.

To back up the advertisement, the photography must be outstanding and include real live video on suitable homes. Buyers are more likely to view video on their mobile device because it gives them a clearer picture of the home.

Real video shows off the home, giving it warmth and feeling. Adding in aerial drone and location surrounding neighbourhood shots will also help attract buyers. We have also noticed that promoting a home on social media is effective at attracting more potential buyers to inspections.

The latest trends in real estate technology

Technology in the real estate industry is difficult to keep up with and we’re seeing new releases all the time.

An innovative new application alleviates the need for the normally required trust account. Money meant for the real estate agent’s trust account is sent direct to the recipients.

An example of how this works: A tenant pays their rent into the designated owners bank account.  During transfer, the agent’s fees and any other fees incurred are deducted and sent to the agents trading account.

The real advantage of this technology is that the owner and agent receive their rent same day the tenant pays it.

This type of technology will reduce operating costs of the agent with the need for a trust account and trust account auditor reduced substantially. The real knock on effect will be lower commission rates charged by agents.

Photography in the sale of a home is another big mover and shaker. More and more agents are using aerial drone and 3D video in many shapes and forms. Photographic technology is moving fast and it won’t be long before full internal 3D becomes the norm for all home sales.
