Property Trends Bray Park 2020

2020 could prove an excellent year for Bray Park. It is still regarded a sleeper suburb to some extent, with many buyers currently bypassing it and looking further north.

North Lakes for example, is one in-demand suburb, however Bray Park is still ticking along.

Over the last two years in Bray Park we’ve seen good median price increases. If history is anything to go by, we should see price rises again in the next year.

Buyers are always looking for value for money, and with Bray Park’s convenient location to the city rail, major road upgrades and educational infrastructure, it could be the next go-to suburb.

Buyer and Seller Demand Bray Park

The below graph is an excellent indication of buyer and seller demand for Bray Park over the past couple of years.

The red area shows the number of sales per month and the green depicts the number of listings available per month.

Days on the market is also a good indication of the marketplace. When days on the market fall to around 20ish, this indicates the health of the marketplace in the suburb. This number has remained consistently low for Bray Park over the years.

Over the past couple of months there has been a gradual increase in the number of sales taking place.

However, what is most interesting is the number of listing coming onto the market recently with an increase of about 10 per month.
