WHAT IF YOU DON’T PREPARE YOUR HOME FOR THE MARKET?

Have you ever walked into a used car yard, got to the front door, and the door handle has come off in your hand, walked inside and there are oil pools on the floor, paper scattered across the reception desk, and dirty coffee cups everywhere?

NO! The cars are spotless, in most cases you could eat your lunch off the floor because it is so clean, and these guys are only selling cheap cars!

So why would you expect a home buyer to pay a top price for your home if it has any of the following:  grass and shrubs need trimming, toys strewn everywhere, paint peeling, entry steps unsafe, front door nearly off its hinges, major structural cracks, windows you can hardly see through, curtains/ blinds broken, torn or off their tracks, air conditioners not working, solar needs repair, smoke alarms need renewing,  carpets/ floors tiles cracked or worn, pool fence needs repairing, boundary fencing/ retaining walls need repairing etc.

WHAT ARE THE CONSEQUENCES IF YOU DON’T PREPARE YOUR HOME?

1. Buyers see these repairs and either walk away or exaggerate the cost of the fix-up. Either way, the longer your home sits on the market, the lower the price you will get, or the buyers’ solicitors will justify repair costs to their buyer by suggesting they ask for a massive reduction of the sale price.  

2. Building and Pest inspections will identify faults and repairs and will exaggerate costs to the buyers, who may cancel the contract, or ask their solicitor to request a reduction in price. This requested price reduction is a real overstatement of the actual cost.
