About some agents’ behaviour when listing and selling homes.

From sellers, the biggest horror story being “who was that agent working for – me, the seller, or the buyer?”

From buyers, we hear that the agent never got back to them after they made an offer, they just left them to hang out to dry. The list goes on and on.

Some of these stories are true, but on the other hand there may be sellers who have not had a lot of experience selling their home, and they may lack an understanding of the sale process during this very stressful period in their lives.

SELLERS want to sell their home for the highest sale price possible, and so they should.

BUYERS want a fair and equal opportunity to buy a home, even if faced with stiff competition to do so.

Technological advancements in the last few years have given every agent the opportunity to sell homes without any grey areas or smoke and mirrors or just plain misunderstanding occurring.

The  most critical period for sellers to sell a home is in the “golden” first 14 days. This is when it  is proven that buyers make the highest offers on a home.

It is also during this time that agents must get everything perfect. They must choose the best pricing method to use for the type of home being sold, advertising and marketing programs that cover more than just the real estate portals (to be sure to attract buyers from far and wide) and most importantly of all, negotiate  the sale so that both parties (sellers and buyers) feel that they have won.

AGENTS

As an agency, we have noticed since we have implemented total transparency to selling homes, that sellers are more relaxed and receive higher offers for their homes.

Buyers tend to place higher offers on the table because they can see that there are other genuine offers being placed for the home and they can see the offer prices being made.
